Property tax information for new homeowners

In Minnesota, property tax statements are mailed in late March to the mailing address you provided at closing and tax information may also be included in your real estate closing documents. Tax statements are not mailed for mid-year purchases.

Here's what you need to know:

New homeowners (traditional homes)

  • Property taxes are paid in two installments.
    • May 15                  First half due date.
    • October 15           Second half due date.
    • November 15      Second half due date for most agricultural property.
  • Smaller amounts: If the total amount due is less than $100 the full amount due is by May 15.
  • Tax statement: You can find your statement on our website or in our office. Not receiving a statement does not exempt you from paying on time.
  • Payment stubs: Your statement includes stubs for each half-payment. It is very important to include these original stubs with your payment to ensure each payment is applied correctly.

New manufactured homeowners

  • Property taxes are paid in two installments.
    • August 31              First half due date.
    • November 15       Second half due date.
  • Smaller amounts: If the total amount due is less than $50, the full amount is due by August 31.
  • Tax statement: You can find your statement on our website or in our office. Not receiving a statement does not exempt you from paying on time.
  • Payment stubs: Your statement includes stubs for each half-payment. It is very important to include these original stubs with your payment to ensure each payment is applied correctly.

Mid-year home purchases

If you buy a home partway through the year:

  • You are responsible for your share of the current year's property taxes.
  • At closing, taxes are prorated (split) between you and the seller.
    • Seller pays from January to the closing date.
    • Buyer (you) pays from the closing date to December 31
  • If the seller prepaid the full year's taxes, you would reimburse them for your portion at closing.

Important: If you purchase mid-year, you will not receive a mailed tax statement. You can find your statement on our website or at our office. Not receiving a statement does not exempt you from paying on time.

Homestead application reminder

When a property changes ownership, our office will mail you a homestead application. Be sure to complete it and return it to our office. The application is also available on our website.
