Reminder: 2026 property tax payment due dates and payment options
Olmsted County wants to ensure residents are aware of the upcoming real and personal property tax payment deadlines for 2026:
- May 15, 2026 โ First half payment due
- October 15, 2026 โ Second half payment due
Convenient ways to pay
To make the payment process as easy as possible, we offer several secure and convenient options:
- Online payment: Visit the Olmsted County paying property taxes webpage to pay securely online.
- Automatic bill pay: Set up automatic payments through your financial institution.
- Auto withdraw (ACH): Enroll with Olmsted County to participate in bi-annual automatic withdrawals from your bank account.
- Mail payment: Send your payment by mail to P.O. Box 6681, Rochester, MN 55903.
- Phone payment: Call Official Payments Corp. Automated hotline at 800-272-9829.
- In-person: Visit us at the Olmsted County Government Center at 151 โ 4th Street SE, Rochester, MN.
- Drop box: Drop off your payment at the Government Center drop box.
Important payment information
Under Minnesota Statute ยง 279.01, the total levy is legally due and payable as shown on the tax statement you received. To avoid late fees and penalties, payment must be made in full by the statutory deadlines.
Important mailing reminder
Recent updates from the United State Postal Service (USPS) may impact how mailed payments are processed and dates.
Effective December 24, 2025, a USPS postmark reflects the date a payment is process at the USPS facility- not the date it is placed in a mailbox. This means mail dropped off on or near the due date may receive a postmark after the deadline, which can result in late penalties.
To avoid delays and penalties:
- Mail your payment several days before the due date.
- Do not rely soley on the postmark as proof of timely mailing.
- Consider requesting a USPS receipt if mailing close to the deadline.
If you prefer to submit your payment on the due date, we recommend using one of these options:
- Pay online or by phone.
- Bring your payment to the front counter.
- Use the Government Center drop box.
